EICR & Wiring Safety

  • Faulty and old wiring contribute to the main causes of electrical fires and shocks in the home. Materials can wear over time, therefore it is important that house wiring and connections are regularly checked.
  • An EICR or Electrical Installation Condition Report refers to a safety report about the condition of the fixed wiring in your home.
  • The EICR has previously been referred to as a Periodic Inspection and Landlord Inspection Certificate.

Why Check?

  • The primary reason for the inspection is to understand whether or not the installation is in a safe condition for continued use. 
  • From 1 December 2022, landlords need an EICR certificate (or landlord electrical safety certificate) in place for each property in Wales they own. 
  • The check ​can be likened to an MOT check for a car, which is a regular check for road worthiness and vehicle safety. 

Items Checked

  •  The check involves testing and inspecting the consumer unit, wiring, sockets, switches and lighting throughout the property for wear, damage and incorrect or outdated installation. All items are tested and a portion of accessories and lighting are internally inspected. The testing and inspection normally takes half a working day (depending on property size).  It is recommended that the inspection is carried out every 5-10 years dependent upon the use of the property.

The improvements can take the form of repairs, replacements or updating, depending on what observations are found during the check.
